This is an opportunity to get to know each other, discuss your upcoming project, and see if we will be a good fit. Topics of conversation are likely to include your project details, your priorities (with regards to timeline, budget, and quality), and typical project workflow. During this initial phase, our goal is to develop a clear overarching vision of the finished product and of the individual phases that comprise the whole.
If we are both interested in working together, Sacred Oak Homes will help you choose the estimation method best suited to your project. Then we will develop a Detailed Cost Estimate based on your plans, conversations with the designers, and quotes from subcontractors and suppliers. You will submit a non-refundable retainer to cover some of the costs of creating that estimate, commensurate with the total cost of the project. In the event that we decide to work together, the retainer will be applied as a payment towards the signed contract.
Once you review the estimate and we make any necessary changes, Sacred Oak Homes will draft up a contract. We recommend that you review this contract with your own attorney before signing.
Sacred Oak Homes creates a detailed schedule which includes a job schedule, flowcharts, and payment timelines. Throughout construction, we will hold progress review meetings with you and the architect(s) to go over the work and schedule, and make adjustments as necessary. We will use punch lists to ensure that all details are complete before we move onto the next stage.
Your project is at substantial completion when the vast majority of the work is complete and all building inspections and safety issues are resolved. From this point, the final punch lists are created and completed.
When you, the architect and Sacred Oak Homes agree that the final punch list is complete, you make the final payment.
It’s finally here! You move into your beautiful and welcoming new space.
Sacred Oak Homes follows up with you at 3 months, 6 months and 12 months, and corrects warrantied work as needed.
